Welcome!


We hope the move-in process is going smoothly and that you are settling into your new home quite nicely. It is a pleasure to welcome you as new tenants. We sincerely hope that you ding your new home comfortable and enjoyable. This welcome letter will provide you with important information. Please take a few minutes to read over some
IMPORTANT information.


Maintenance Requests:

 If there is a maintenance issue with the property, or if a repair is needed, please notify the maintenance staff through the tenant portal as soon as possible, and we will notify you when a repair time has been scheduled.


Pet Policy:

Pet Policy: All tenants must notify the Leasing office and receive written approval before bringing a pet onto the property. A $200 non-refundable pet fee and $25 monthly pet rent apply per pet. Additionally, the tenants must provide a completed Pet Application, available at the leasing office, or here. The form questions include current vet records and a photo of the animal. Unauthorized pets or violations of the pet policy may result in additional fees or other action.


Dumpster Etiquette:

Please remember to place the garbage securely in the dumpster. There is a $75 fine per item not placed inside the dumpster. If the dumpster is full, please submit a maintenance request to notify the leasing office rather than leaving items outside. By properly disposing your garbage, it helps keep our community clean. Additionally, there is a $50 fine that may be issued for littering on the property. Thank you for doing your part to keep our community clean!


Parking Lot and Permitted Vehicles:

All residents must be properly registered with the Leasing Office and a valid Parking Permit must be displayed and visible when your vehicle is parked in the lot. This includes work vehicles, rental cars and long-term visitor cars. 



Visitors should park in designated visitor spaces if available at the property lot. If a parking lot does not have clearly marked visitor spaces, visitors cannot park in the lot as they are reserved for tenants. 



Vehicles parked in fire lanes, handicap spaces, tenant-reserved spaces, etc. may be towed at the owners expense. If your or someone you know’s vehicle has been towed, please contact United Auto Towing at (716)833-4455 or visit 370 Sheridan Drive, Amherst, NY 14226.
